If you have ever had a home inspection done and the inspector damages your property in some way, you would understandably conclude that it’s the home inspectors’ fault and would, perhaps, require some type of compensation.  However, this might not always be the responsibility of the home inspector.  Why do we say that?

 

While it does occasionally happen that some unfortunate accidents occur, such as breaking a decorative item etc. what we are talking about is the type of damage to a property that would result from the inspection itself.  As an example, if an inspector is performing a routine inspection and finds that a switch breaks apart after simply turning it on, then this is a defect with the switch and not a result of the home inspector’s sloppiness.  This is because it would have broken whoever used it.  Keep in mind that the home inspector is probably accessing areas that are rarely used which means that due to deterioration of the property, just walking on or touching something in a normal way could cause it to break or fall apart.  A good thing to ask yourself is “would this have happened to anyone if they were performing the same, normal task?”  If the answer is yes, then this is not the fault of the inspector.

 

To look at it another way, by discovering issues like this, the home inspector is doing you a favor.  If the home inspector hadn’t found it, then its probable someone in the household would, and perhaps cause themselves harm.  This could also end up saving you money.  So, before assuming the home inspector was just being careless on the job, if any damage occurs, first analyze the situation and think about whether it would’ve happened anyway.
