We enjoy warm weather pretty much all year round here in Arizona, but we are entering the warmer months, which means our air conditioning systems need to be in good working order to prepare for their constant use.  How can you, the homeowner, make sure your central air conditioning system is working properly?

 

It must first be stated that your homes air-conditioning system must be thoroughly inspected by a professional, once a year is best.   But there are still some simple things you can do to maintain it.

 

Start by cleaning the outside condenser unit.  All sorts of debris can easily cover the unit, so clear away spider webs, foliage and dirt that might have accumulated.  Also, make sure the area around the unit is clear of foliage etc.

 

Remove the units cover and clean the cover and the inside of the unit.  The Inside of the unit has coils of piping with thin “fins” made of metal.  These fins can become bent from time to time, so you can straighten them with a tool called a fin comb.

 

You can lubricate the motor with a lubricating oil but be sure to read the manual for this.

 

Drainage lines attach to the air-conditioning units so that the condensed water drains away from the unit itself.  Have a simple check of these to make sure they are not blocked up.  A blocked-up drainage line can become problematic or even unsafe.  Ensure that the hoses are in undamaged shape and securely fit to the unit.

 

Another key area to clean is the air filter.  A dirty air filter will contribute to poor indoor air quality and put a strain on the motor.  Change the air filter regularly especially when it is being used a lot.

 

So, while its important to have a professional come and inspect your central air-conditioning system, you as the homeowner can do a lot when it comes to its proper maintenance.
